Landlord FAQs

Do I need an EPC for every rental property?

Yes. A valid EPC is required before you let the property to a new tenant, and it must be at least rating E under current MEES rules. Renewal tenancies also need a valid certificate.

How long does a rental EPC last?

10 years. If you let the property to a new tenant within that 10-year window and the EPC is still valid, you don't need a new one.

Can I book EPCs for multiple properties at once?

Yes — we offer portfolio rates for landlords booking 3+ properties. We can schedule them back to back and send one consolidated invoice.

What happens if my property fails to reach E?

You'll get practical, prioritised recommendations on the certificate itself. We can also talk you through what's likely to have the biggest impact on the rating — common quick wins are loft insulation, LED lighting and heating controls.

Do I need to be at the property?

No — as long as we can get access. Tenants, agents or a key holder are all fine. We're used to working around tenancies and will always confirm the visit in advance.
