The assessor measures and inspects the property, including the heating, windows and insulation, and takes evidence photographs. Please arrange access to the rooms and loft where safe, and let us know about keys or tenants before the visit.

Our domestic EPC service is for existing homes. Contact us before booking if the property is newly built, newly converted or commercial, so we can confirm the assessment route you need.

EPCs are generally valid for 10 years. Check the current certificate on the government register before booking a replacement.

Unless an exemption applies, you must order an EPC before marketing a home for sale or rent if there is no valid certificate. Check the government guidance for the requirements that apply to your property.
