How much does an EPC cost?

Standard domestic EPCs start from £65. Larger homes, HMOs or non-standard properties may cost a little more. We confirm the exact price before booking — no surprises.

How quickly can you visit?

Most jobs are booked within 24–48 hours. Same-day slots are often available — WhatsApp Kath with your postcode and we'll confirm the next available visit.

When do I legally need an EPC?

You need a valid EPC before marketing a property for sale, before letting to a new tenant, or when an existing EPC has expired (they last 10 years). Rentals must also meet the minimum EPC E rating under MEES.

How long does the assessment take?

Typically 30–45 minutes for a standard home. We photograph, measure and inspect everything needed for an accurate rating. You don't need to prepare anything.

When will I get the certificate?

EPCs are lodged on the government EPC register the same day we complete the visit. You'll get a link to download the certificate straight away.

Do you cover flats, HMOs and new builds?

Yes — flats, houses, HMOs, conversions, new builds, and unusual layouts. We've completed 500+ assessments across the North West, including tricky ones.

What areas do you cover?

Stockport, Tameside, Glossop, Greater Manchester, Rochdale and Cheshire. That includes Cheadle, Bramhall, Hazel Grove, Heaton Moor, Marple, Gatley, Reddish, Offerton, Romiley, Didsbury, Sale, Altrincham and Wilmslow. If your postcode isn't listed, message us anyway.

How long does an EPC last?

10 years from the date it was lodged. If you sell or let the property within that window, you can reuse the existing certificate.

Who needs to be at the property for the visit?

Anyone with access — you, a tenant, an agent, or a key holder. We'll always confirm the visit in advance.

Do you offer portfolio or agent pricing?

Yes — discounted rates for landlords or agents booking regular or multiple EPCs. Ask for a partner account on WhatsApp.

Can you help if my rating is too low for MEES?

Yes — we'll talk you through the recommendations on the certificate and flag the quickest, cheapest routes to lifting the rating.

Are you accredited and insured?

Yes — Elmhurst Energy accredited and fully insured. Every certificate we lodge is a proper, compliant EPC.

Can I pay by card, bank transfer or invoice?

All three. Most homeowners pay by card or bank transfer; agents and landlord partners are invoiced monthly.
